No, a kit home is a home supplied in pieces that you have to build yourself. We are Modular builders and build homes complete to about 80-90% before delivering to site and finishing it off on site within a strict time schedule.

Our plans are flexible within the range of our module size, we are happy for you to make changes to our designs and will help you achieve the design you want.

Yes, the Manor team will manage the approval/certification process on your behalf.

As part of our services, Manor will assist you with getting development and construction permits underway. During this process we work closely with town planning consultants to ensure the process of building a home is streamlined and project managed as part of our service.

Yes, as part of our services, we will be able to conduct a preliminary planning analysis & assesses the planning impacts of a residential development proposal to install a manufactured home to be used as a dwelling.

To legally install a manufactured home on the site, you would need a number of council approvals such as Development application, construction certificate (subject to council) and local government approval Section 68. Apart from these development & construction permits, depending on the site conditions, you may need to lodge additional applications, for example to install and operate OSMS, driveway application or get a water authority approval.

Generally 6-8* weeks in council. Some preparation time will be required prior to lodging documentation to council (subject to site constraints).

* This is a pre-covid time frame, however during this pandemic Councils are experiencing extensive delays estimated between 3 – 6 months for DA approval.

Depending on site constraints & results of our preliminary planning investigations, you may need to consider some additional costs for the specific reports, such as Bushfire attack level assessment, Flora & Fauna, Flood study, arborist report etc. The Manor team will advise you of requirements at earlier stages.
